865 Neyland Has a Name Now. Here's What Changed on the Greenway This Week.

On September 16, the University of Tennessee gave its riverfront entertainment district an official name, along with renderings, a fly-through video, and a quote from Taylor Gray, principal of RVX Ventures, the group leading the project.

"The launch of the 865 Neyland brand reflects the momentum behind one of the most ambitious mixed-use developments in college athletics."

That's the version built for a press release. The version that actually matters if you already live near the river showed up a week later. On September 23, UT confirmed something smaller and far more concrete: a stretch of the Neyland Greenway between Lake Loudoun Boulevard and the boathouse is now detoured around active construction. If you run, bike, or walk that section on a normal Tuesday, you found out about 865 Neyland before you ever read a headline about it.

A Name Built Out of a Phone Keypad

865 is East Tennessee's area code. On an old telephone keypad, the digits 8, 6, and 5 line up with the letters V, O, and L. Pair that with Neyland, the name that's been attached to the stadium for generations, and the branding writes itself. It also happens to share a name with a Morgan Wallen song, a coincidence the developers have leaned into rather than downplayed. UT says the development will use 865 Neyland as its literal mailing address, not just a marketing label stuck on a rendering.

The idea behind the district isn't new. University records show a mixed-use project beside Neyland Stadium was already part of UT's campus master plan, approved back in 2023. What changed this month wasn't the concept. It was the name, the specs, and the confirmation that dirt is already moving.

What's Actually Going In

The current plan, as described by the development team, runs like this:

  • A $288 million project, entirely privately funded
  • Roughly 100,000 square feet of indoor and outdoor entertainment, dining, and retail space
  • A 24-story tower holding 186 hotel rooms, 51 luxury residences, and 30 condo-hotel units, plus a private members club and a restaurant the developers describe as a flagship dining concept
  • Two outdoor plazas carrying more than 3,000 square feet of combined LED display, one anchored by a permanent stage and a 50-foot screen built for concerts and watch parties
  • A second dining anchor built specifically as a sports bar, sized for football Saturdays that don't require a ticket

The design work comes from Johnson Architecture. The development partnership sits between RVX Ventures, Magellan Development Group, and Arctos Sports.

The Project Got Smaller Before It Got a Name

Here's the part that doesn't show up in the September announcement. UT first awarded this project back in July 2024, more than two years before anyone outside the athletics department had heard the phrase "865 Neyland." That earlier announcement described a similar site and a similar concept, a mixed-use district anchored by a condo-hotel, built by a team led by Dixon Greenwood along with Jake Miller, Taylor Gray, the Hartland Hotel Group, and Johnson Architecture. It also described nearly 175,000 square feet of entertainment space and a full replacement of the G10 parking lot.

The version unveiled this month is smaller. Square footage has dropped from roughly 175,000 to about 100,000, a reduction of more than 40 percent. Where the 2024 filing offered a concept sketch, the 2026 unveiling offers specific numbers: a set room count, a set unit count, a set tower height. Neither UT nor RVX Ventures has explained the smaller footprint in public statements, and there's no need to guess at the reason. What matters for anyone living or walking near the site is simpler. The scale of construction, and the length of time the greenway stays rerouted, is likely to track closer to the smaller number than to the original pitch.

A Calendar With Actual Dates On It

The developers have laid out a phased timeline rather than a single opening day:

  1. Construction begins in 2026, already underway along Neyland Drive
  2. Parking garage completion targeted for 2027
  3. Entertainment district opening targeted for 2028
  4. Hotel and residential tower opening targeted for 2029

There's also an unofficial marker floating around the coverage of this project: Tennessee's home game against Washington in the 2029 season, part of a home-and-home series that sends the Vols to Seattle the year after. If that timeline holds, the first real test of a district built to run 365 days a year won't happen on some quiet Tuesday in July. It'll happen on a Saturday against a team that's never once played in this stadium.

This Weekend Still Belongs to the Old Model

None of this changes what's happening at Neyland Stadium in the next few days. Tennessee hosts Texas at noon on September 26, the Longhorns' first-ever visit to the stadium, with ESPN's College GameDay broadcasting live from the Ayres Hall lawn for the 13th time. Truly's Tailgate near Gate 9 is expanding with Texas Roadhouse for the day. Gates open at 9:30 in the morning.

What has already changed is the walk there. Three westbound lanes on Neyland Drive are being managed for gameday traffic, feeding toward Alcoa Highway, I-40, and Kingston Pike, with the far left lane running as a Kingston Pike express lane. The detour around the construction zone between Lake Loudoun Boulevard and the boathouse stays in place regardless of kickoff, which means Saturday's crowd and every ordinary weekday jogger are now navigating the same construction fence.

For now, the fastest way to actually see 865 Neyland taking shape isn't a rendering or a fly-through video. It's the orange detour sign on the greenway, routing people around a fence line that wasn't there this spring.
